What Escrow Is

Escrow is not new. For decades, large financial and real estate transactions have relied on neutral third parties to hold funds until all sides meet agreed conditions. In property sales, lawyers or title companies often manage escrow accounts. In luxury markets, banks such as JPMorgan or HSBC have provided similar services for art, yachts, and aircraft. The idea is simple: money and assets change hands only once both parties have fulfilled their obligations.

The Issues With Traditional Escrow

While the concept works, the execution in traditional finance comes with friction. Funds often sit in bank accounts for weeks while paperwork clears. Wire transfers can be delayed by time zones, cut-off hours, or compliance checks. In cross-border deals, anti-money-laundering (AML) scrutiny can freeze transfers at the worst possible moment. Escrow providers also typically take custody of the money, meaning counterparties must trust that the institution will remain solvent and compliant. For high-value assets where millions are on the line, this custodial risk is not trivial.

Why Bitcoin Settlement Is Better

Bitcoin changes the mechanics. Settlement occurs peer-to-peer on a network that runs 24/7 worldwide. There are no banking holidays, cut-off times, or gatekeepers to block a payment. Because transactions settle on an open ledger, no single government or institution can censor or delay them. This makes Bitcoin uniquely suited for global transactions where the buyer and seller may be in different jurisdictions with different banking systems. Bitcoin’s permissionless design ensures that anyone, anywhere, can participate without needing approval from intermediaries.

Bitcoin Escrow for High-Value Transactions

Escrow in Bitcoin follows the same principle as in traditional finance: funds are held securely until both parties confirm that the asset has changed hands. The difference is that instead of relying on a bank or law firm to hold the money, the funds remain under cryptographic control of the parties themselves. This makes escrow more transparent, faster, and less vulnerable to third-party risks. For high-value transactions such as yachts, aircraft, or real estate, the ability to settle globally without relying on a single banking system is a major advantage.

How Our Multisig Setup Works

At Tetrapolar, we use a 2-of-3 multisignature escrow model. This means three keys exist:

  • One held by the Buyer
  • One held by the Seller
  • One held by Tetrapolar

To release funds, any two of the three keys must sign a transaction. In practice:

  • If the deal proceeds smoothly, the Buyer and Seller sign together, and funds move without Tetrapolar’s involvement.
  • If there is a dispute, Tetrapolar can co-sign with either side after reviewing evidence.
  • If one party loses access to their key, Tetrapolar can assist in recovery.

Importantly, Tetrapolar never has unilateral control. Our role is limited to backup and arbitration. The cryptographic structure ensures that funds cannot move without at least two parties agreeing.
